Why you should invest in Liverpool

Liverpool is a great, cosmopolitan maritime city in northwest England, where the River Mersey meets the Irish Sea.
It is known as being a key trade and migration port from the 18th to the early 20th centuries – and it’s also, famously, the hometown of The Beatles and two of the biggest football clubs in the English Premier League, Liverpool FC and Everton FC.
In addition, it has a reputation for having a super friendly population, with the locals known as ‘scousers’.
But this multicultural powerhouse city is also increasingly becoming known for being one of the UK’s leading destinations for those looking for an investment property.
Here are Liverpool’s main pull factors for investors:
 
- Below average property prices.  Relatively low house prices and high rental demand create a great environment for property investors.
The city’s property market experienced a 32% year-on-year increase in buyer interest in 2020 and sales increased 77% compared to the previous year, according to figures.
Yet while demand and sales are on the rise, property prices are still affordable with a one-bedroom property averaging £94,000.
Overall, the North West of England is leading the housing boom with prices up 15%, outpacing the rest of the UK.
 
- Great rental yields. Liverpool has been named as the best destination in Britain for buy-to-let yields, with six of its postcodes, in particular, enhancing its attractiveness for investors (L7 with 10.3% yields, L6 with 8.4% yields, L1 with 8.1%, L15 and L4 both with 7.4% yields). Average yields are 5.0%, one of the best in the UK.
 
-Buoyant student market.  The city is home to some world-class universities and higher education establishments, including The University of Liverpool, Liverpool John Moores University, Liverpool Hope University and Edge Hill – and this means that there are more than 30,000 graduates every year. This huge number of students wanting decent properties to rent in the city mean that investors can receive strong returns.
 
-Well-connected. Liverpool is brilliantly connected with 10 motorways, 10 rail-linked terminals, as well as two major airports serving the area, including Manchester Airport, which is only 30 minutes from the city centre. In addition, Liverpool is just two-hours on the train from London Euston and is home to Liverpool John Lennon Airport, which has both domestic and international routes.
 
-Business hub. The city has some of the biggest names in business – Jaguar Land Rover Unilever, AstraZeneca, Nestlé Health Sciences, Santander, Barclaycard and Orsted - running major operations.  It’s also recognised as one of Europe’s leading locations for start-ups.
